More than a third of homes planned for a greenfield site near Exeter could be affordable. Waddeton Park Ltd has revealed plans for 65 ‘high quality’ homes off Nadder Park Road, with around 20 expected to be in the lower-priced, affordable bracket.
Affordable homes could make up more than a third of the properties built on a greenfield site on the outskirts of Exeter, according to developers.

People living near the site received leaflets about it through their letterboxes this week. One said: “There is a need for new housing but many residents in Exeter enjoy seeing the green hills above town or walking the Green Circular Walk so I’m sure some will be sad to hear that yet again green field sites are under threat of becoming less green.”
A website dedicated to the development says the project will have ‘well-designed contemporary housing’ that also recognises the importance of the site’s green spaces.
It will, if passed by planners, combine detached and semi-detached homes with small terraces and ‘barns’.
The website goes on: “A key objective of the overall design is to blend developed areas with the surrounding landscape – establishing a sensitive transition between built form and environment.”
The site is close to the Barley Valley nature reserve, and the developer plans an area for ‘biodiversity and habitat enhancement’ in fields opposite the new homes.
Waddeton Park has launched its own consultation to gauge local opinion on its plans. The consultation runs until July 8. No planning application has yet been lodged with the city council.
